TICs (rhymes with 'sticks') offer small real estate investors the opportunity to participate in big real estate projects. TIC investments (Tenant-In-Common) are like buying pizza by the slice; you're buying a slice of institutional-sized real estate instead of having to buy the whole thing.
TIC sponsors underwrite these large real estate investments and then sell the slices. The TIC buyer can do a 1031 exchange into it and enjoy the benefits of owning the real estate (monthly cash flow, etc.), without the hassles of property management. You can exchange into a TIC share as your New Property, or you can "double-down": buy traditional real estate with part of your exchange proceeds, and then use your remaining proceeds to buy a TIC property.
Most critical is to work with an advisor that understands your situation. The 1031 Experts have members who are NASD licensed, and work with licensed pros to find the TIC investment that is right for you.
